Appraisals and asset reports

Independent appraisals, evaluations, and engineering analysis for oil and gas interests — scoped to the facts and the decision they have to support.

The intended use is set first. The report is built from there.

Fair Market Value Appraisals

ESTATES, GIFT, FINANCING, M&A, OWNERSHIP CHANGES

Independent USPAP-compliant opinions for estate and gift transfers, ownership changes, financing, and related reporting.

Per-well decline-curve analysis and market-supported production forecasts produce a documented, defensible value opinion — not a flat discount applied to a spreadsheet total.

Retrospective / cost-basis appraisals

HEIRS, FIDUCIARIES, TAX COUNSEL

Historical cost-basis determinations for inherited mineral assets, prepared with IRS-oriented documentation.

Used to support capital gains planning and tax reporting when the original basis of inherited minerals is incomplete or undocumented

Asset reports

EXPLANATION OF INTERESTS

Engineering written to show what the asset is doing, what remains, and what the facts support. An assignment may include one of the following, or more than one.

Operator activity and development

Operator practices in a defined area, and engineering analysis of remaining locations. Used when undeveloped potential is part of the story.

Cash-flow analysis

Scenario-based projections of production, activity, and cash flow, with the assumptions stated.

Investment and asset review

Review of a working-interest, mineral, or related opportunity before capital is committed — or after it is. Deal structure, decline assumptions, and downside cases.

SPECIALIZED ASSIGNMENT

Roth conversion support

Conservative, independent appraisals used when conversion reporting requires a producing-well fair market value.

Primary weight on existing producing wells and current performance, with little or no value assigned to undeveloped locations. Offered as an appraisal engagement — not a packaged investment product.

What an engagement produces

Intended use and scope, stated

The interests and properties covered

The analysis that belongs in that assignment

Assumptions and sources

A signed appraisal when the assignment is an opinion of value

Limiting conditions and the engineer’s certification when required
